We have negotiated the best possible rates for our guests and there are no hidden extras fees involved. These are our own general Terms & Conditions to answer your Frequently asked questions which covers general payment and booking terms and procedures:

How do I search for a short term rental in San Francisco?
Select arrival date and departure date. Then press “Check Now”. On the next page, a list of all our available properties will be displayed. All properties displayed on this page are available the dates you have requested.

How do I book a property?
Once you have entered your dates into the Check availability search form and selected a property from the availability list, click on the property name and you will see all the features and details of the property. Then you can go ahead and with the "Book Now" button reserve that property. Before you submit your reservation you will see the cost of your rental. On the booking page, you must fill in the form with your personal data. In order to complete the booking you must read and agree by checking the box next to the Forms of Payment, Keys and Cancellation Policy document; and submit your credit card details. Your credit card will only be charged the amount indicated once we verify all the information.

Payment Policy? 
Step #1: A deposit of USD 150.00 must be paid at the time of submitting the reservation in order to reserve the property with credit or debit card*. The amount of $150.00 will be deducted from your first month rent. It is not a fee!

Step #2: After we receive your reservation and charge you the deposit booking fee we will send you the rental application form. You need to fill it out and send it back to us in timely manner. If the rental application is not approved the USD 150.00 deposit will be refunded. 

Step #3: Once we approve your rental application we will send you the lease agreement to be signed using online signature service. Then you will have 5 days to pay the Deposit (Refundable Damage Deposit = One month rent) by Bank Transfer or US Check. 

Step #4: Then 5 days before your move in date you need to pay the first month of rent or prorated monthly rent, dependng on what day are you moving in. The payment summary will be shown on the lease agreement. 

*Note: Payment of the booking deposit (Step#1)  with credit or debit card is subject to a 4.00% processing fee. This processing fee will be added after you submit your reservation.
Reservation will be confirmed only once we reply to your email confirmation.

Is cleaning service included in the total price?
Yes, a one time cleaning fee is included in the total final price. Our properties are cleaned before and after our guests enter and leave the properties. If you wish to have the property clean during your stay you must contact us. Some properties require perdioc cleaning services to assure the quality of the property, if that is the case this will be announced on the property description you have selected

When do I receive the property address and contact details?
Once you have submitted credit card details and we verify the reservation we will e-mail you the address of the property and more details about the rental.

How much is the refundable damage deposit or security deposit?
The refundable damage deposit is indicated on each property details page. We will actually not charge your credit card, we will just put it on hold during your stay.

When will I be released the refundable damage deposit?
We will release you the refundable damage deposit when you return the keys and after we check you have not caused any damage to the property.

What is provided with the rental?
All our properties are fully equipped with kitchen, shower, toilet, towels and bed linen. Extra equipment such as TV, stereo, Internet and cable/satellite TV vary depending on the property. This information can be found on each property description page.

When do I receive a confirmation of my booking?
Once you have entered your personal information and your credit card details you will receive an automatic answer from our system. After that we will process the information you provided and charge your credit card the amount due. Once the payment has been charged we will send you another email with the complete confirmation of the booking which includes the contact person details as well as the exact address of the property.

How do I cancel my reservation?
To cancel the reservation you must contact SFCorporateRentals as soon as possible. See Cancellation Policy here below.

Cancellation and Change Policy 

Section A. Confirmed reservations cancelled within 7 days after you submit the reservation and before you submit the first month rent are subject to the deposit paid (USD 150.00). 
Section B. Confirmed reservations with the first month paid and cancelled 30 days or less prior to arrival date are subject to 30% of the first month rent already paid. So we will refund you 70% of your first month rent. 
However if SF Corporate Rentals can rebook the property for the same days you are canceling we will refund you the amount paid and will only charge you a $150 cancellation fee. 
Section D. Changing your dates to your reservation 30 or less days prior arrival date are subject to Cancellation policy described above. 
Section E. Changing your dates to your reservation within more than 30 days prior your arrival date are subject to $100 change fee. If complete dates are changed then Cancellation policy described above on Section A applies. 
Section F. In case of force majeure or unforeseen circumstances (unscheduled or last minute city public works or construction at the property, water damage, fire or natural disasters or other unforeseen circumstances) SF Corporate Rentals reserves the right to offer another property to the guest/renter. If the new property offered has a higher rate the guest/renter needs to pay the difference. In case the guest does not agree with the alternative property offered, guest has the right to cancel the reservation and receive a total refund. SF Corporate Rentals will not be liable for further claims by the guest.

Check-In Procedure? 

1. CHECK-IN TIME IS AFTER 1:00 P.M. PST AND CHECK-OUT IS 11:00 A.M. PST. Early check-ins or late check-outs must be approved in advanced. Please note that arrivals after 7:00 PM carry an additional charge of $20 if personal assistance is required. 
Important note: Usually check in times are 3:00 PM or 4:00 PM. If you arrive at the property at 1:00PM and we still need some more time to finish cleaning the property you will be kindly asked to drop your luggage off, take the keys with you and come back later. We hope you donÕt mind!
2. KEYS. For everyone's safety, please ensure that main door is locked when leaving the house and assume responsibility for the keys. If your keys are accidentally lost a fee of $50 will be charged to replace them. If you loose your keys or lock yourself out, please contact SF Corporate Rentals and we will bring them to you or you will be asked to meet SF Corporate Rentals to pick up your new keys. Keep all valuables inside the property. SF Corporate Rentals will not be responsible for any lost/damaged personal items. 
3. HOW TO HAVE ACCESS TO THE PROPERTY. We will send you precise instructions by email 7 to 10 days before your arrival to perform one of the following check-in procedures: (Procedure #1 is the default and most common) 
Procedure #1: We will meet you at the property and will check you in. Call us when arriving to the city or landing at the airport, preferably 1hr before you are planning on arriving at the property at +1 (415) 307-1871 to arrange meeting. For arrivals after 7:00 PM we might ask you to meet at a different location. 
Procedure #2: You will perform a self check-in which will require you to retrieve keys from a key lock box located at the same property. 
Procedure #3: You need to meet us at our Office to pick up the keys. Call us when landing at the airport or 1hr before you are planning on arriving at the office at +1 (415) 307-1871 to pick up the keys. For arrivals after 7:00 PM, weekend days and holiday days we might ask you to meet at a different location. 
Note: Please make sure you check your email 7 to 10 days before your arrival.

Arrival Times:
While completing the reservation the guest should supply us with the flight number and arrival time as well as the estimated arrival time at the accommodation. Upon arriving in San Francisco the guest should reach the contact person directly to reconfirm the arrival time. In case of any delay or change in arrival time, the guest should inform the contact person. There is no refund in case of delay or early departure. Check-in time is usually after 3:00 PM with check-out time by 11:00 AM. Please note that arrivals after 7:00 PM carry a supplemental charge of $20.

Terms & Conditions (these terms and conditions will be override by the lease agreement) 
1. SECURITY DEPOSIT. A security deposit of one month rent as indicated in the property details website, must be paid at the time of check-in. More information about the security deposit will be provided on the lease agreement. 
2. UTILITIES. Such a water, garbage and refuse removal, sewer, natural gas, as applicable, internet, cable, and electricity are included with the rental. However, that in the event that the aggregate cost of such utilities exceeds a normal* usage in any given month renter shall pay the difference. *Normal usage will be defined on the lease agreement. 
3. UNDERAGE. You must be 21 years of age to rent any of our properties and provide proof of age if requested. 
4. LINEN &TOWELS. Bedding and towels must be stripped and ready for laundry prior your departure. You will be charged for lost or damaged linens. 
5. CLEANLINESS. The property needs to be left in the same conditions you have found it. A cleaning fee is charged to your stay but renters need to maintain clean the property during their stay. All debris, rubbish and discards must be placed in a trash receptacle, and soiled dishes should be placed in the dishwasher when leaving the property. Please run the dishwasher prior your departure. 
6. STAY. The renter's stay will be limited to the time allotted and confirmed on the lease agreement. If you wish to extend your stay you need to contact our office with 30 days notice and we will let you know if you can extend your stay accordingly to the availability of the property. 
7. MAXIMUM OCCUPANCY. The maximum number of renters is limited to the number specified in the property details website. Renters will be forced to an eviction if exceed maximum occupancy of the property. 
8. NO SMOKING IN THE HOUSE, NO SMOKING IN OUTDOORS SPACES OF THE PROPERTY (Terrace, Deck, Patio, Rooftop deck, etc.), NO PETS ARE ALLOWED, NO PARTIES OR GATHERING GROUPS ARE ALLOWED AND KEEP NOISE LEVEL DOWN AFTER 10:00 PM. Thanks in advance for your cooperation. 
9. PETS. Most of our properties allow pets, please ask. 
10. WRITTEN EXCEPTIONS. A
ny exceptions to the above mentioned policies must be approved in writing in advance.
